This residential renovation project involved extensive structural alterations and the reconstruction of significant parts of an existing property.

BMS Building Master Specialist Ltd undertook a major programme of building work, including demolition, structural steel installation, masonry, insulation, floor construction and roofing.

The project demonstrates how extensive structural alterations can transform an existing building while integrating new construction with the original property.

1. Site Preparation & Demolition

The project began with securing and preparing the working area, delivering equipment and building materials to site and protecting the existing property during construction.

Existing elements of the building were then removed where required to make way for the new structure.

This included demolition of sections of the existing roof, walls, floors and internal areas, together with removal of existing structural elements where necessary.

2. Structural Steelwork

Structural steelwork formed one of the most important stages of the rebuild.

The foundations and supporting areas were prepared for the new structural elements, followed by the installation of steel columns and beams in accordance with the structural design.

This created the structural framework required for the new layout and allowed the rebuilding work to progress safely and accurately.

3. Brickwork, Blockwork & Insulation

New internal blockwork and external brickwork were constructed as part of the new building envelope.

The new walls were carefully integrated with the existing property, with particular attention given to the junctions between the original building and the new construction.

Insulation was installed within the wall cavities to improve thermal performance and create a properly built external envelope.

4. Floor Construction

The project also included the construction of the intermediate floor structure.

Floor joists, acoustic insulation and supporting elements were installed before the structural flooring was completed.

This stage created a solid base for the next phases of the renovation.

5. Roof Construction & Weatherproofing

The roof was constructed using new structural timber elements, including roof plates and rafters.

Insulation was installed within the roof structure before the external roofing system was completed.

The roof build-up included breathable membrane, battens, roof tiles, ventilation components, ridge finishing and verge detailing.

Careful attention was given to roof junctions and weatherproofing to protect the property from water ingress and external weather conditions.

6. Windows, Doors & Internal Works

Once the main structural shell was completed, the project continued with the installation of windows and doors.

Electrical and plumbing installations were followed by the construction of internal walls and ceilings.

The finishing stages included plastering, painting, flooring and final interior detailing, bringing the property from structural construction through to the completed internal spaces.

7. Building Control Inspections

Building Control inspections are an important part of major structural renovation and extension projects.

For work of this type, inspections typically take place at several key stages, including foundation preparation, masonry construction, structural steel installation and final completion.

These inspections allow important elements of the construction to be checked before subsequent stages of work proceed.

8. Project Programme

A project of this scale is completed through a carefully coordinated sequence of construction stages.

For this project, the structural shell stage was planned to take approximately 8 to 12 weeks, subject to weather conditions, material availability and progress on site.

Further internal and finishing works continue after completion of the main structural shell.

9. From Structure to Finish
